Most homeowners and building managers never really think about the roof until something happens. When you find yourself in need of a roofer you can trust to do work on your roof, keep these points in mind as you compare your options.

  1. Have a written contract. A written paper trail of all agreements and contracts can serve as a great point of reference if any disputes arise, so make sure your roofer offers written agreements and contracts.
  2. Ask for an estimate. A reputable roofer will offer an estimate in writing for you to consider as you look at your available options. Get the estimate in writing and ask about how long that estimate is good for.
  3. Ask for references. Many businesses have references listed so be sure you call some of them yourself and check them out first hand. Also, ask friends and family members for any recommendations they have.
  4. Check credentials. Roofing contractors have to adhere to local and state regulations and codes, so make sure you do your research too, and ensure the roofer you choose is doing things by the book.
  5. Never pay upfront. A down payment is one thing, roofers need some money to get started on the work, but you should never be asked to pay for the entire job all upfront at once. That would be a major red flag!
  6. Manage payments. Most roofing contractors will set up a payment plan where the money is released after each stage of the work is completed, so make sure you stay up to date on everything that is being done on your roof.
  7. Check available options. Ask your roofer about the options available and what they can offer you in terms of materials, time frame, payment options, and other options that could make or break a deal for you.
  8. Thing short and long term. Short-term goals include getting your roof fixed before the stormy season hits but long terms goals, such as the life span of the roof and materials, also need to be considered.
  9. Look for multiple bids. Never take the first bid you are offered and be sure you give yourself time to look around and consider different contractors and find the one that offers the best service, product, and price for your needs.
  10. Check the laws. Make sure your roofer is abiding by business laws for your state and city. Businesses must be licensed and insured and without this, you could be responsible for any injuries that happen on your property.
  11. Be smart.  Use common sense and your better judgment at every step in the process. If at any time something seems off, too good to be true, or you sense red flags, then get out of there and find another roofer to do the work.
