You have to take preliminary precautions when hiring a roofing contractor to help ensure that you will get the high-quality work you pay for.
1. Check their insurance
For any contractor that you request a quote or bid from, also ask for a certificate or proof of liability insurance policy. Also ask for certification of the manufacturer to ensure the contractor is certified to install their product, if not this could void the warranty.
2. Check for license requirements
Check your town or county for requirements in licensing for roofing contractors in your area, then request proof of the contractor’s license and check up with the governing office to ensure that it is valid and up to date. If the roofing contractor is not local you still want to request copies of licensing and call the governing office in that area.
3. Verification of identity
You want to verify that the roofing contractor is who they say they are, so you can check with past customers, check licensing information and even check with the local Better Business Bureau to make sure they have no complaints pending.
4. Get detailed quotes
You want to have very detailed quotes or bids from each contractor so that you can see what you are comparing and so that you know exactly what work they are supposed to perform. You cannot compare apples to oranges, so a vague quote will not do you any justice.
5. Contract
Always, always get a contract signed between you and the contractor you choose. It is the only thing that might save you from your own contractor horror story in the long run. You want a very detailed contract of exactly what work they will do, what materials they are using, the manufacturer and the warranties on all materials and labor. You also want an estimated date of start and finish in the contract. Never pay any money up front, it is customary to pay a third once materials are delivered and the balance when the work is complete.
6. Lien release
If a roofing contractor owes for materials and does not pay the debtor could put a lien on your home. You want to have a lien release up front before work begins.
7. Samples or references
Ask for previous customers contact information so that you can get references and actually see proof of workmanship. Check out more than one to ensure it is not just a friend saying they did work.
8. Shop around
Always get at least three quotes, and also do your own materials pricing so that you know you are not being overcharged for materials. Find out the average hourly rates in your area as well.
9. Inspect
Do your own inspection, climb up on the roof and look around, check details.
